Short Sales in Real Estate What are short sales?
In even today's market with the news reporting the record high of short sales and foreclosures of homes, I still get the question " What is a short sale? " But, that's not hard for me to believe because the news doesn't explain what a short sale is just the devastation it can leave behind.
The term 'short sale' refers to the home being sold for less than what is currently owed to the mortgage lender by the seller. In such a transaction the lender must approve for the home to be sold for less and that is why these transactions typically take far more time than a normal seller/buyer transaction. Depending on the lender involved the process can take anywhere from 60-120 days or sometimes longer.
The process isn't simple, the seller has a package of documents to submit to the lender and the realtor. The realtor listing the home for sale also has a package of documents to put together as well. After an offer is made on the home the package is submitted to the bank and the process with the lender begins.
New government programs have come out to help streamline the process that has taken so long to get done in hopes of getting more files pushed through faster, transactions closed quicker, fewer foreclosures on the market, all in an effort to help homeowners from foreclosure.
